RBI Raises Repo Rate to 5.50%, Impacting Housing Market
The Reserve Bank of India (RBI) has announced a 25-basis-point increase in the repo rate, bringing it to 5.50%. This move is set to directly influence home loan interest rates, leading to higher Equated Monthly Installments (EMIs) for borrowers and potentially affecting buyer sentiment, particularly for affordable and mid-income home buyers, as the crucial festive season approaches.
Affordable and Mid-Income Housing Segments Under Pressure
According to Niranjan Hiranandani, Chairman of NAREDCO, the real estate sector will experience a varied impact across its segments. He noted that the affordable and mid-income housing categories are likely to see a moderation in buyer enthusiasm due to increased borrowing costs. This comes at a challenging time, as developers are already contending with rising input costs and supply-chain disruptions, which inflate project expenses and squeeze profit margins.
Anuj Puri of ANAROCK Group highlighted that the effect of the rate hike could be more significant because residential property prices in major cities have already seen substantial increases. ANAROCK Research indicates that average residential prices across India's top seven cities rose by 7% year-on-year. Affordable housing, which constituted 16% of sales, may be particularly vulnerable as even modest EMI increases can prompt buyers to defer purchases or adjust their budgets.
Luxury Housing Shows Resilience Amidst Rate Hike
In contrast to the affordable segments, premium and luxury housing markets are expected to demonstrate greater resilience. Hiranandani explained that buyers in these categories, including high-net-worth individuals (HNIs) and Non-Resident Indians (NRIs), are generally less sensitive to moderate shifts in borrowing costs. Their demand is often driven by a desire for larger homes, enhanced lifestyles, and trusted brands, providing a stable foundation for this segment.
Industry Experts Offer Mixed Outlook
While the overall sentiment for affordable home buyers is cautious, some industry leaders express optimism. Praveen Jain, President of NAREDCO, believes that the impact of the interest rate hike on the residential market may be limited. He points to strong buyer sentiment, sustained festive demand, and the long-term aspiration for homeownership as factors that could cushion the effect. Jain emphasized that stability in interest rates during the festive season is generally positive for homebuyers.
Despite near-term adjustments in affordability, the long-term fundamentals of the Indian real estate market remain robust. Hiranandani reiterated that India's strong economic growth, ongoing urbanization, evolving aspirations, and consistent demand for quality housing provide a solid base for the sector's continued development. Stable macroeconomic conditions, improving infrastructure, and consistent consumer demand are expected to continue supporting housing demand and investment across all segments.
