Real Estate Stocks Plummet: Nifty Realty Hits Two-Month Low Amid Rate Hike Fears

Shares of major real estate firms like Lodha Developers and Godrej Properties experienced sharp declines, pushing the Nifty Realty index to a two-month low. Concerns over rising global bond yields and potential interest rate hikes are weighing heavily on investor sentiment.

Indian Real Estate Sector Faces Sharp Downturn

Shares of major Indian real estate companies, including Lodha Developers and Godrej Properties Ltd, saw significant declines in Friday's trading session. This widespread selling pressure pushed the Nifty Realty sub-index to its lowest point in over two months, with all its constituent stocks trading in negative territory.

At the time of reporting, Godrej Properties recorded a 7.45 percent drop, settling at Rs 1,732.60 per share. Similarly, Lodha Developers experienced a 5.57 percent fall, with its stock price at Rs 1,098.60. Other prominent realty players like DLF Ltd, Prestige Estates Projects Ltd, The Phoenix Mills Ltd, Anant Raj Ltd, and Oberoi Realty Ltd also traded lower, contributing to the sector's overall slump.

Rising Global Bond Yields and Interest Rate Concerns Fuel Sell-Off

Market analysts attribute the sharp decline in real estate stocks primarily to two interconnected factors: rising global bond yields and renewed concerns over impending interest rate hikes. Ravi Singh, Chief Research Officer at Master Capital Services, noted that the heavy selling pressure was a direct consequence of these macroeconomic shifts.

"Realty stocks came under heavy selling pressure on Friday, with the Nifty Realty sub-index falling sharply to hit a more than two-month low. Godrej Properties, Lodha and other major real estate names led the decline as rising global bond yields and renewed concerns over interest rates weighed on sentiment," Singh stated.

The sell-off was exacerbated by an uptick in US inflationary pressures, particularly from higher energy prices. This situation has strengthened expectations that the US Federal Reserve might implement further monetary tightening measures, impacting global markets.

Impact of Higher Borrowing Costs on Developers and Demand

The ripple effect of these global trends is evident in bond markets. US 10-year Treasury yields have edged close to 5 percent, while India's benchmark 10-year bond yields have surpassed 7 percent, reaching their highest level in over three months. Higher borrowing costs typically translate into increased financing expenses for real estate developers and can dampen housing demand, subsequently pressing realty valuations.

Kranthi Bathini, Equity Strategist at WealthMills Securities, echoed this sentiment, highlighting the sector's sensitivity to interest rates. "The realty sector is interest-rate sensitive, and we are seeing a sharp drop in the sector," Bathini commented.

Furthermore, the sector's performance has been hampered by weaker-than-expected Q1 results from some companies, adding to investor concerns regarding near-term earnings prospects within the real estate industry.
