· · 3 min read

Mumbai's luxury housing market saw sales worth ₹32,623 crore between April and September 2026, with 3,145 homes priced at ₹5 crore and above sold. This translates to over 17 luxury properties changing hands daily, generating about ₹178 crore in transactions.

Mumbai's luxury residential market has experienced significant growth leading up to the Diwali 2026 festive season, driven by robust demand for premium properties, ongoing infrastructure improvements, and an expanding portfolio of high-end housing projects. Between April and September 2026, the city recorded luxury home sales valued at an impressive ₹32,623 crore, indicating strong interest from affluent buyers.

According to a joint report by Lighthouse Luxury and Zapkey, the Mumbai region registered 3,145 transactions for homes priced at ₹5 crore and above during this six-month period. This activity averages out to more than 17 luxury residences being sold every day, with an average daily transaction value reaching approximately ₹178 crore.

Broader Market Resilience and Growth

The broader residential market in Mumbai also demonstrated sustained activity throughout 2026. Data from Knight Frank India shows that Mumbai recorded 72,804 residential sales from January to September, marking the highest volume for this period since 2018. During the same timeframe, developers launched 72,673 new residential units, representing a 13% increase compared to the previous year. These figures underscore the market's resilience even amidst rising property values, with the premium housing segment emerging as a crucial growth driver.

Emerging Luxury Hotspots and Infrastructure Boost

While traditional luxury enclaves like Worli, Lower Parel, and Bandra West continue to attract high-value buyers, Mumbai's western suburbs are rapidly gaining prominence. Areas such as Andheri West, Versova, and Oshiwara are witnessing a surge in new residential launches, supported by significant redevelopment initiatives and enhanced connectivity. Property prices in Andheri West alone have appreciated by approximately 10% over the past year, according to 99acres data.

Key infrastructure projects are further improving accessibility and appeal. These include the Coastal Road connector towards Lokhandwala Back Road, Metro Line 2B, and the Mrinal Tai Gore Flyover extension, all of which are expected to boost connectivity across the region.

Developers Expand Premium Offerings

Leading developers are actively expanding their presence in Mumbai's western suburbs to meet the escalating demand. DLF's entry into the Mumbai residential market with 'The Westpark' in Andheri West generated substantial buyer interest. Launched in July 2025, the first phase, comprising 416 residences across four towers, achieved sales bookings exceeding ₹2,300 crore and sold out in less than a week.

Following this success, DLF has secured RERA approval for the second phase, anticipated to launch in mid-November 2026, featuring larger 3–4 BHK residences. Other notable developments contributing to the expanding premium housing options include Godrej Skyshore, Adani Linkbay, Rustomjee Ocean Vista, Kalpataru Vian, and Purva Estrella.

Aakash Ohri, Managing Director and Chief Business Officer at DLF, highlighted that established locations like Andheri remain attractive due to their excellent connectivity and proximity to key business and lifestyle hubs. As the festive season progresses, factors such as larger homes, improved connectivity, and lifestyle amenities are expected to continue influencing demand in the premium housing sector.
