Specialist affordable housing finance companies (AHFCs) are increasingly focusing on the ₹10-15 lakh loan bracket, a segment that continues to be a primary growth driver. A recent Systematix Research channel check across 42 branches revealed that over 60-65% of borrowers fall within this ticket size, highlighting its significance for these lenders.
The ₹10-15 Lakh Segment: A Unique Opportunity
This particular loan segment is characterized by a substantial presence of cash-salaried borrowers, especially in India's Tier-2 cities and smaller markets. These customers often have stable employment but may lack the formal income documentation typically demanded by mainstream financial institutions. This demographic presents a unique opportunity for AHFCs equipped to assess less conventional income proofs.
Tailored Underwriting for Informal Incomes
Lenders in this space adopt conservative yet flexible underwriting practices. Assessable income is generally capped around ₹20,000-25,000, even if borrowers report higher earnings. However, flexibility may be extended to those with longer employment histories and consistent repayment records. Loan-to-value (LTV) ratios are typically lower, ranging from 50-70%, to mitigate credit risk. Field-level verification of both the borrower and their workplace remains a critical component of the assessment process, alongside considering household and additional income sources.
Navigating a Competitive Landscape
The attractiveness of the ₹10-15 lakh loan market has drawn increased competition. Larger non-banking finance companies (NBFCs) and other unlisted AHFCs are now actively targeting this segment. This intensified competition is pushing specialist lenders to innovate, expand into new geographies, and refine their underwriting capabilities for informal-income customers. Companies like Piramal Housing Finance, Cholamandalam, Tata Capital, Mahindra Finance, and Repco Home Finance are among those competing for market share.
Maintaining a competitive edge requires more than just pricing. Specialist lenders must emphasize:
- Effective assessment of informal income customers.
- Faster loan processing and turnaround times.
- Direct sourcing strategies over reliance on corporate direct-selling agents.
- Strong customer retention efforts.
Furthermore, mature branches (those with over ₹50-60 crore in assets under management or operating for more than five years) are experiencing slower growth due to market penetration and increased competition. This necessitates continuous branch expansion into new areas to sustain growth momentum.
Positive Outlook Despite Challenges
Despite some seasonal factors like the monsoon and inauspicious periods causing minor disruptions, Systematix's branch checks indicate a positive demand outlook. Expectations are for a 3-7% quarter-on-quarter improvement in disbursements across several markets, suggesting healthy underlying monthly momentum. While competition, branch maturity, and employee attrition remain management challenges, the overall sector thesis for affordable housing loans remains robust.
