Premium Home Sales Soar: India Sees Record Residential Launches in Q1 2026

India's residential real estate market recorded a surge in premium housing sales, with launches hitting a record 90,023 units across top cities in Q1 2026. Demand for homes above ₹1 crore rose 30% year-on-year, driven by rising incomes and lifestyle aspirations.

India's residential real estate sector began 2026 with unprecedented growth, marking a new high in housing launches across the country's top seven cities. A report by property consultancy JLL indicates that a record 90,023 new housing units were introduced in the first quarter, representing a 13% year-on-year increase. This surge is largely attributed to robust demand for premium properties, signaling a significant shift in buyer preferences towards higher-value homes.

Record Launches Driven by Premium Demand

The JLL report highlights a pronounced shift towards premium and luxury housing, with the strongest demand observed in homes priced above ₹1 crore. Sales within this segment saw a remarkable 30% year-on-year rise during the January-March quarter. Industry experts link this trend to several factors, including increasing disposable incomes, growing corporate wealth, and evolving lifestyle aspirations among urban homebuyers. Buyers are increasingly prioritizing spacious homes, integrated townships, and projects offering superior amenities, moving beyond basic property ownership.

Key Regional Growth Drivers

The Delhi-NCR region emerged as a frontrunner in the residential market during Q1 2026. Alongside Bengaluru and Mumbai, NCR recorded over 10,000 unit sales, with these three major cities collectively accounting for 77% of total sales among the highest-volume markets. Within NCR, Gurugram and Noida continued to drive demand, buoyed by significant infrastructure enhancements. Projects like the Dwarka Expressway, Regional Rapid Transit System (RRTS), Urban Extension Road-II (UER-II), and the upcoming Noida International Airport at Jewar have substantially improved connectivity and boosted buyer confidence, encouraging developers to launch more premium projects in these emerging corridors.

Southern markets such as Bengaluru and Hyderabad also experienced healthy demand. This was fueled by new launches from established developers and sustained interest from professionals in technology and other high-income sectors, who continue to seek quality housing options in these thriving economic hubs.

Developers Adapt to Evolving Preferences

Developers are actively reshaping their project pipelines to cater to this growing segment of higher-income buyers. Gaurav K. Singh, Founder and Chairman of Womeki Group, noted, “The continued growth in the premium and luxury housing segment shows that buyer preferences are changing in a meaningful way. Demand is being led by financially secure homebuyers looking for better living standards, larger homes and well-planned communities rather than just owning a property.”

Singh further emphasized that improved infrastructure, particularly in Delhi-NCR, has unlocked new growth corridors, prompting developers to focus increasingly on premium residential projects. The industry's focus is gradually shifting from merely increasing the number of projects to delivering homes that align with evolving lifestyle expectations. For many purchasers, homes are now viewed not just as physical assets but as long-term wealth creators and lifestyle investments.

As infrastructure development continues to unlock new micro-markets and premium housing consistently outpaces other segments, the Indian residential real estate market appears to be entering a new phase where quality, location, and lifestyle are the defining factors driving demand and shaping future developments.
