Greater Noida is rapidly solidifying its position as a burgeoning economic and real estate corridor, driven by a confluence of major infrastructure projects. The latest addition is a significant 74-kilometer access-controlled expressway, approved for an estimated investment of ₹8,585.51 crore, designed to link the upcoming Noida International Airport at Jewar with the Ganga Expressway in Bulandshahr.
The Uttar Pradesh Expressways Industrial Development Authority (UPEIDA) has initiated the bidding process for this six-lane expressway, which has provisions for expansion to eight lanes. The ambitious project is slated for completion within three years and is expected to revolutionize connectivity and economic activity across the region.
Enhanced Connectivity and Regional Integration
This crucial corridor will commence near the 24.8-kilometer mark of the Yamuna Expressway, close to Film City in YEIDA Sector 21, and extend to the Ganga Expressway near Syana in Bulandshahr. Spanning 56 villages, the expressway aims to significantly improve both passenger and freight movement, creating a more integrated regional growth corridor.
Varun Garg, Director of Karyan Group, highlighted the project's potential to foster greater regional cohesion. He noted that improved connectivity would not only strengthen passenger and freight logistics but also unlock new opportunities for warehousing, industrial, and commercial development. The expressway's linkage with National Highway 9 (NH-9) will further enhance regional access, providing seamless connections between the Jewar-Greater Noida belt and key industrial and commercial hubs along the NH-9 corridor.
Catalyst for Real Estate Growth
The new expressway adds another strategic layer to the extensive infrastructure development around Jewar. With the Noida International Airport poised to become a major aviation and logistics hub, enhanced road connectivity is expected to broaden the scope for residential, commercial, and industrial expansion.
Rohit Kishore, CEO of Hero Realty, emphasized the airport's transformative impact on Greater Noida's growth trajectory. He stated, “The operationalisation of Noida International Airport at Jewar is set to transform Greater Noida's growth trajectory by enhancing connectivity, attracting investments and accelerating business expansion. As infrastructure continues to evolve around the airport, the region is expected to witness stronger economic activity, employment generation and real estate demand.” Kishore further added that Greater Noida is developing a robust commercial and residential ecosystem, positioning it as one of North India’s most promising growth hubs, offering sustained value for homebuyers and long-term investors.
Broader Infrastructure Pipeline and Future Prospects
The expressway is part of a comprehensive infrastructure pipeline in the Jewar and Greater Noida region, which includes the Yamuna Pushta Elevated Road, Chilla Elevated Road, and the Faridabad-Jewar Greenfield Expressway. The Yamuna Expressway Industrial Development Authority (YEIDA) has also approved several other major projects, such as a medical hub, a university township, an international stadium, an interstate bus terminal, Taiwan City, and a pharmaceutical cluster.
The proposed expressway alignment will also traverse New Noida, formally known as the Dadri-Noida-Ghaziabad Investment Region, adding another significant development node. Garuav K Singh, Founder & Chairman of Womeki Group, believes this direct link will strengthen the region's appeal for both developers and investors by expanding the catchment areas for employment and business centers, thereby improving the viability of residential and commercial developments.
Project Phasing and Features
The expressway will be developed in two phases:
- Phase 1: Approximately 24 kilometers, connecting Bhaipur Brahmanan in Greater Noida to Bichaula village in Bulandshahr.
- Phase 2: Roughly 50 kilometers, extending from Bichaula to Bahanpur in the Syana area.
The project's design incorporates essential infrastructure, including seven underpasses, 11 minor bridges, three major bridges, one flyover, and four railway overbridges. Additionally, it will feature service roads, drainage systems, fencing, CCTV surveillance, and advanced traffic-management systems to ensure safety and efficiency.
The convergence of aviation, robust road infrastructure, industrial development, and urbanisation initiatives positions the Jewar-Greater Noida belt to evolve beyond an airport-centric zone into a diversified economic corridor, supporting housing, offices, logistics, manufacturing, and extensive commercial activity.
