The Yamuna Expressway Industrial Development Authority (YEIDA) is spearheading a significant transformation of the region surrounding the Noida International Airport at Jewar. In a strategic move to establish the area as a global industrial and residential hub, YEIDA has proposed two ambitious integrated smart townships: 'Japan City' and 'Singapore City'.
These twin projects, each spanning 500 acres, will be developed in Sector 5A and Sector 7 respectively, totaling 1,000 acres of new development. Designed as integrated industrial townships, they will seamlessly combine industrial activity with residential blocks, commercial areas, and modern amenities. According to the proposal, at least 70 percent of the land within each township will be dedicated to industrial purposes, with the remaining area allocated for housing, commercial, and institutional development.
R.K. Singh, CEO of YEIDA, confirmed that land has been identified and a detailed acquisition plan is already prepared for these new sectors. The authority prioritizes airport-centric development, creating a land bank for projects close to the Noida International Airport to catalyze further private and foreign investment.
Attracting Global Investment and Generating Employment
The townships are specifically modeled on Japanese and Singaporean urban planning principles to attract foreign direct investment (FDI) and foster specialized industry clusters. Discussions are reportedly underway with the Japan External Trade Organization (JETRO) to explore potential investment opportunities.
Officials anticipate that these projects will generate thousands of new jobs, positioning the Yamuna Expressway region as one of India's leading industrial and economic centers. R.K. Singh emphasized that the townships are crucial for drawing foreign investment into the corridor.
Parallel Affordable Housing Initiatives
Alongside these high-profile township plans, the Greater Noida Authority is also accelerating efforts to provide affordable housing for economically weaker sections (EWS) and worker families. Land near Biraunda and Patwari Village has been earmarked for multi-storey residential projects.
Ravi Kumar NG, CEO of Greater Noida Authority, detailed plans for 12-storey buildings near Biraunda village, offering 30-square-meter flats for low-income families. These complexes will include essential amenities like lifts and small retail units, aiming to provide quality homes at affordable rates. A final project plan is in preparation to maximize benefits for needy families.

Analysts and real estate developers foresee a significant boost for the Yamuna Expressway market in the coming years. The combination of the Noida International Airport, dedicated industrial corridors, the planned Film City, and these new smart townships is expected to enhance the region's economic and urban profile dramatically.
