India's Housing Prices Climb 6% YoY Amid Sales Dip; Gurugram, Noida Drive Delhi-NCR Growth

Indian residential property prices rose 6% year-on-year in Q1 FY27, despite a 3% quarter-on-quarter dip in sales, a Kotak Institutional Equities report states. Gurugram and Noida are spearheading this growth across the Delhi-NCR region.

India's residential real estate market experienced a 6% year-on-year (YoY) increase in housing prices during the first quarter of FY27, according to a report by Kotak Institutional Equities. This appreciation occurred despite a 3% quarter-on-quarter (QoQ) dip in national sales volumes, highlighting a robust underlying demand, particularly in premium segments.

The report noted that while overall residential sales reached 247 million sq ft nationally, a 3% YoY increase, this marked a sequential decline from the previous quarter. New project launches also saw a significant reduction, falling 14% YoY and 16% QoQ to 242 million sq ft. This gap between sales and new supply suggests developers are maintaining supply discipline, focusing on established and high-demand locations.

Delhi-NCR Leads National Growth

The Delhi-National Capital Region (NCR) emerged as a key driver of this national trend, with Gurugram and Noida at the forefront. Infrastructure expansion, enhanced connectivity, and increasing commercial activity are fueling residential demand across the region. Rishabh Periwal, Sr Vice President at Pioneer Urban Land and Infrastructure Ltd., explained that Gurugram’s growth extends beyond mere price appreciation. He noted that the region is witnessing comprehensive development across both residential and commercial sectors. On the residential front, premium and luxury developments are driving the market, with buyers prioritizing connected, amenity-rich spaces from trusted brands. Periwal added that Gurugram’s commercial real estate remains a powerhouse, fueled by robust demand for Grade A office spaces and premium retail hubs.

This focus on premium and luxury housing in Gurugram indicates a shift in buyer preferences towards projects offering superior connectivity, lifestyle amenities, and proximity to employment and commercial hubs. This trend contributes significantly to higher real estate realizations in major micro-markets.

Structural Shift in Property Market

Manik Malik, President & CEO of BPTP Limited, commented on the sustained rise in housing prices, suggesting it reflects a fundamental change in the market rather than a temporary upswing. Malik explained that homebuyers today are prioritizing locations backed by strong infrastructure, connectivity, and a social ecosystem, leading to long-term value creation. He added that improving rental yields further indicate a healthy balance between end-user demand and investor confidence.

Markets like Gurugram, Noida, and Faridabad are benefiting from these trends, driven by continuous infrastructure investments, quality developments, and evolving buyer aspirations. The data from Q1 FY27 indicates that while India's housing market remains strong, it is entering a more selective phase of growth, with well-planned micro-markets holding the most long-term potential.

For prospective buyers in Delhi-NCR, factors such as robust connectivity, social amenities, and rental potential are increasingly critical in property decisions.
