A new report from Anarock Property Consultants indicates a significant shift in the preferences of Indian homebuyers, with a clear inclination towards larger homes and a willingness to commit to higher budgets. The Anarock Consumer Sentiment Survey – H1 2026, which polled 8,320 respondents across 14 cities, highlights 3BHK properties as the most sought-after configuration.
3BHKs Lead Homebuyer Preferences
The survey found that 48% of respondents expressed a preference for 3BHK homes, solidifying their position as the top choice. While 2BHK homes remain popular, accounting for 38% of preferences, demand for even larger configurations like 4BHKs and above has also seen an uptick, rising to nearly 5% compared to approximately 3% in H1 2024. This data underscores a growing desire for more living space among Indian families.
Regional data further illustrates this trend:
- Ahmedabad: 57% preference for 3BHKs
- Chennai & Delhi-NCR: 53% each
- Hyderabad: 52%
- Bengaluru & Kolkata: 46% each
- Pune: 47%
- The Mumbai Metropolitan Region (MMR) showed the lowest 3BHK preference among surveyed markets, at 39%.
Higher Budget Brackets Gain Traction
Accompanying the demand for larger spaces is an increasing comfort with higher property prices. The ₹90 lakh-₹1.5 crore price bracket emerged as the most preferred budget segment, chosen by 34% of respondents. Furthermore, 27% of buyers are now considering homes priced above ₹1.5 crore. This suggests a weakening preference for lower-priced homes and a strengthening demand for higher-value properties, as buyers continue to prioritize space and quality.
New Launches and Developer Reputation
When it comes to the type of property, new launches are favored by 34% of respondents, significantly more than the 18% who prefer ready-to-move-in homes. For those considering new launches, the developer's reputation is the paramount factor, cited by 34% of respondents. Location followed at 21%, with price (15%) and construction quality (12%) also playing roles.
Affordability Concerns Amidst Rising Prices
Despite the clear preference for larger and more expensive homes, affordability remains a concern for many. About 65% of respondents expressed worries over potential property price surges. However, purchase intent remains strong, with 44% planning to proceed with their buying plans, while 38% indicated they might delay their purchase slightly.
To manage affordability pressures, some buyers are adapting their strategies: 31% are shifting from buying to renting, and 20% are considering properties in peripheral locations. The survey concludes that India's housing demand is largely end-user driven, with 68% of respondents purchasing homes for self-use, balancing affordability with a distinct preference for more space and newer properties.
