The five-year leave and licence agreement, signed with Clearsynth Labs Limited, is poised to generate a substantial monthly income for the actor, beginning at ₹17 lakh.
Lucrative Lease Agreement Details
The agreement, which commenced on April 1, 2026, and is valid until March 31, 2031, covers approximately 6,000 square feet of built-up area. Located on the 17th floor of the Lotus Nilkamal Business Park on New Link Road, the property also includes seven reserved car parking spaces, adding to its commercial appeal.
Under the terms of the lease, Hrithik Roshan will receive a monthly licence fee of ₹17 lakh for the initial three years. Following this period, from April 1, 2029, the rent will see a 15% escalation, increasing to ₹19.55 lakh per month for the remainder of the agreement.
Financial Commitments and Registration
In addition to the monthly payments, Clearsynth Labs Limited has paid a security deposit of ₹2.68 crore for the office space. Property registration documents, accessed via CRE Matrix, confirm the deal's specifics. The agreement was officially registered on June 29, 2026, with stamp duty paid amounting to ₹2,78,900, alongside ₹1,000 for registration charges and ₹1,800 for document handling fees.
The documents clearly state that the premises are strictly licensed for office use, and the agreement does not grant tenancy or ownership rights to the licensee. Furthermore, it explicitly clarifies that Clearsynth Labs cannot claim protection under the Maharashtra Rent Control Act, 1999.
Hrithik Rakesh Roshan is identified as the licensor, while Clearsynth Labs Limited, represented by its authorised signatory Vishal R. Chetole, is the licensee in this high-value commercial property deal.
