Gurugram's Golf Course Extension Road is set for a massive surge in luxury housing, with developers planning projects worth nearly ₹35,000 crore. This push reflects strong demand for high-end residences in the well-connected micro-market.

Gurugram's Golf Course Extension Road (GCRE) is experiencing a significant boom in luxury housing, with developers poised to launch projects totaling approximately ₹35,000 crore in the coming months. This substantial investment underscores the sustained demand for premium residences within the city's established high-end micro-markets.

A Preferred Destination for Luxury Living

The GCRE has emerged as a top choice for high-end residential development, largely due to its enhanced connectivity, robust infrastructure, and the availability of larger land parcels. The corridor offers convenient access to key thoroughfares like Golf Course Road, NH-48, Sohna Road, and the Southern Peripheral Road (SPR), alongside major employment hubs. Its well-developed ecosystem, encompassing schools, healthcare facilities, retail centers, and hospitality services, further amplifies its appeal to affluent homebuyers.

Major Developers Eye the Corridor

The upcoming pipeline of projects includes a diverse range of luxury apartments, branded residences, and senior-living communities. Notable developments include MAX Estates in Sector 59, M3M Brabus Residences in Sector 58, Anant Raj Estate One in Sector 63A, Conscient Hines Elevate in Sector 59, Godrej Verano in Sector 63A, and EMAAR Marbella 2 in Sector 66. Smartworld Developers also has a new luxury residential project planned for Sector 67.

Additionally, DLF is set to enter the senior-living segment with a project in Sector 63, estimated to have a development value of around ₹2,000 crore, though specific details are yet to be unveiled.

Gurugram's Dominance in Luxury Sales

This surge in new launches coincides with Gurugram's strengthening position in India's luxury housing sector. A report by India Sotheby’s International Realty and CRE Matrix revealed that Gurugram recorded ₹24,120 crore in sales of homes priced at ₹10 crore and above in 2025, surpassing Mumbai in transaction value for the first time.
