The rental market has been particularly robust, with rental values skyrocketing by 22% year-on-year. This contrasts sharply with other major Gurugram areas, such as Golf Course Road (11%), New Gurugram (3%), and the combined Golf Course Extension Road (GCER) & Southern Peripheral Road (SPR) (2%).
Demand drivers for the Dwarka Expressway include enhanced connectivity, improving social infrastructure, and sustained interest from corporate professionals, expatriates, and affluent end-users seeking well-connected premium housing. Despite a 28% year-on-year decline in Gurugram's luxury residential launches to 4,549 units in H1 2026, nearly 70% of these new offerings were concentrated in the GCER & SPR and Dwarka Expressway corridors, highlighting their strategic importance.
Noida-Greater Noida Expressway: Future Potential and Under-Construction Growth
The Noida-Greater Noida Expressway offers a different investment narrative, primarily focused on future growth potential. While completed property values across Noida generally declined by 2% year-on-year, the Expressway corridor demonstrated resilience with a 3% increase, establishing itself as Noida's most robust premium micromarket.
Its most significant gains were observed in under-construction properties, where average capital values jumped by 28% year-on-year. This far exceeds the 15% average increase across Noida and the 13% rise in Sector 150. This momentum is partly attributed to improved market confidence following regulatory developments impacting Sports City sectors.
The corridor also dominated Noida's luxury residential launches, accounting for 73% of new units in H1 2026. Overall luxury launches in Noida fell by 33% to 400 units, indicating that developers are strategically concentrating supply in areas with strong buyer preference and future prospects.

For buyers prioritizing immediate returns through rental income and appreciation in completed homes, the Dwarka Expressway holds a clear advantage due to its robust current market performance. Its 22% rental growth and 6% rise in completed-property values reflect strong existing demand.
