Ahmedabad is rapidly emerging as a significant market for flexible workspaces, recording an astonishing 570.3% year-on-year surge in seat leasing during the first half of 2026. This dramatic rise, which saw 4,927 flex seats leased compared to just 735 in the same period last year, indicates a broader geographical expansion of India's flexible office sector, moving beyond its established metropolitan centers.
India's Flex Workspace Market Sees Record Growth
The expansion isn't confined to Ahmedabad. Across India, the overall flexible workspace market achieved its strongest first half on record. Flex operators leased a total of 191,306 seats across the top eight cities in H1 2026, marking a 68.4% increase from 113,623 seats in H1 2025. This growth translated to 8.4 million square feet (MSF) of gross leasing volume (GLV), up 55% from 5.4 MSF a year earlier.
The share of flexible operators in overall office leasing has also climbed significantly, reaching nearly 20% in H1 2026, up from 13% in H1 2025. This highlights a growing corporate preference for scalable and agile office solutions across various markets.
Beyond the Major Metros: Key Cities Driving Expansion
While Bengaluru remains India’s largest flex market with 57,487 seats (accounting for 30% of total uptake), its year-on-year growth of 31.8% was surpassed by several other cities experiencing more accelerated expansion:
- Kolkata: Saw a strong 48% increase, with flex seat leasing rising to 3,454 seats.
- Pune: Recorded a 27.8% uptake, reaching 20,900 seats.
- Chennai: Posted a 3.6% increase to 16,297 seats.
- Hyderabad: Experienced one of the most robust growths among major cities, with a 170.8% jump to 40,451 seats.
- Delhi NCR: Increased by 152.7%, totaling 21,970 seats.
- Mumbai: Grew by 130% to 25,820 seats.
These figures underscore a clear trend: companies are increasingly adopting flexible formats to support their expansion strategies across a wider geographic footprint.
Global Capability Centres Fueling Demand
A significant driver behind this widespread expansion is the increasing demand from Global Capability Centres (GCCs). GCCs accounted for 44% of total flex seats leased in H1 2026, a notable rise from 37% for the full year 2025.
“Flexible workspaces have firmly established themselves as a core element of corporate real estate strategies,” stated Ramita Arora, Executive Managing Director, Bengaluru and Head-Flex, India, Cushman & Wakefield. “As enterprises seek greater agility and efficiency, flex and managed office solutions are becoming an integral part of long-term workplace planning.”
Arora further emphasized that occupiers are actively seeking highly customized, experience-led workplaces. Flex operators are stepping up to deliver environments that align with global office standards, brand identity, and workplace culture. The remarkable growth in cities like Ahmedabad and Kolkata therefore signals a fundamental shift in India's commercial real estate landscape, where demand for flexible workspaces is decentralizing and becoming a nationwide phenomenon.
