Mumbai's ultra-luxury real estate market has reached an unprecedented milestone, with the Naman Xana residential development in Worli registering an average transaction value of ₹152 crore per home. This record-setting performance occurred during the first half of the financial year 2026-27, specifically between April and September 2026.

Developed by the Shree Naman Group and situated on the prestigious Worli Seaface, Naman Xana recorded three individual home sales totaling a staggering ₹456 crore. This figure secures its position with the highest average ticket size among Mumbai's top ten luxury residential projects, according to a report by Lighthouse Luxury, powered by Zapkey.

Mumbai's Premium Housing Market Dynamics

The analysis, which tracks registered residential property transactions using Maharashtra Inspector General of Registration (IGR) data, underscores the significant concentration of wealth within Mumbai's premium housing segment. Naman Xana's average transaction value considerably outpaced other projects highlighted in the report, emphasizing the premium commanded by select properties in the city's most affluent neighborhoods.

While Naman Xana led in average ticket size, other luxury developments also saw substantial activity. Godrej Trilogy Seafront, also in Worli, recorded the highest total sales value during the same six-month period. It registered 54 home sales worth ₹1,199 crore, with an average transaction value of approximately ₹22.2 crore.

Other Leading Luxury Projects

  • Oberoi Elysian: Ranked second in total value, with 67 transactions amounting to ₹899 crore.
  • Rustomjee Crown: Recorded 51 home sales valued at ₹622 crore.
  • Prestige Nautilus: Registered 18 transactions worth ₹571 crore, achieving the second-highest average ticket size at approximately ₹31.7 crore.
  • Lodha The Park: Saw 76 home sales totaling ₹563 crore, with an average transaction value of ₹7.4 crore.
  • Runwal Raaya: Followed with 36 transactions valued at ₹550 crore.

Collectively, the top ten residential projects accounted for 496 home sales worth ₹6,116 crore between April and September 2026. These rankings are based on the total value of registered transactions rather than the sheer number of homes sold.

The report's findings highlight the diverse pricing landscape within Mumbai's luxury housing market. While Naman Xana commands an average of ₹152 crore, projects like Godrej Reserve had an average ticket size of around ₹5.7 crore, showcasing the wide range of ultra-luxury offerings.

The figures presented reflect registered property consideration and do not include stamp duty, registration charges, or Goods and Services Tax (GST). These numbers may also be subject to change as additional delayed registrations are incorporated into the data.
