Indian REITs: Capital Gains Drive 65-70% of Returns, Not Just Rental Income

A new sector note reveals that capital appreciation, not just rental income distributions, accounts for 65-70% of the trailing 12-month returns from listed Indian Real Estate Investment Trusts (REITs). This highlights their growing role as a total-return investment.

Real Estate Investment Trusts (REITs) in India are increasingly demonstrating their value as a total-return investment, with a significant portion of their gains stemming from capital appreciation rather than solely regular distributions from rental income. A recent “REIT Sector Note Aug’ 26” indicates that approximately 65-70% of the trailing 12-month returns for listed Indian REITs originated from unit price appreciation, with the remaining share coming from traditional distributions.

Traditionally, REITs are structured to offer investors a steady income stream derived from the rental and operating revenue of their underlying commercial or retail property portfolios. However, the performance of REIT units on the stock market has introduced a substantial additional avenue for returns through capital gains.

Capital Appreciation: The Dominant Factor

The sector note underscores that listed Indian REITs have provided attractive yield profiles alongside robust capital appreciation. This analysis notably excluded Knowledge Realty and Bagmane REIT due to their recent listings, focusing instead on more established players to gauge long-term trends.

Despite the growing influence of capital appreciation, distributions remain a core appeal for REIT investors. The report's data for established listed REITs shows average annual distribution yields ranging from approximately 6.8% to 7.5% for several platforms, including:

  • Brookfield India REIT: 7.4%
  • Mindspace Business Parks REIT: 6.9%
  • Embassy Office Parks REIT: 6.8%
  • Nexus Select Trust: 7.5%

These figures, accurate as of August 3, 2026, illustrate that investors can benefit from two distinct return streams: the cash distributions generated by the real estate portfolio and the increase in the market value of their REIT units.

Drivers of REIT Unit Appreciation

Several factors contribute to the capital appreciation of REIT units. These include growth in rental income from properties, higher occupancy rates across the portfolio, favorable asset valuations, and positive expectations regarding future portfolio expansion. Many REITs actively pursue acquisitions, leveraging sponsor-owned assets and third-party opportunities to grow their holdings.

The sector note highlights significant acquisition capacity across the sector, supported by sponsor right-of-first-offer assets, selective acquisitions, and relatively conservative leverage.

For instance, Nexus Select Trust has demonstrated an approximate 16% capital appreciation CAGR since its inception, complementing its consistent distribution payouts, according to the report.

A Maturing Investment Segment

The broader Indian REIT market has experienced considerable expansion, marked by increasing institutional participation, growing portfolios, and heightened investor awareness. The combination of regular income and potential for capital appreciation positions REITs as a core component within diversified investment portfolios, moving beyond their previous perception as merely an alternative to fixed-income instruments.

The track record of listed REITs, as detailed in the sector note, reflects resilient distributions and total returns that have often outpaced inflation across various market cycles. However, investors should note that while distributions offer a degree of predictability, capital appreciation is subject to market fluctuations and is not guaranteed.
