To be eligible for an EPFO housing withdrawal, certain conditions must be met. The primary requirement is that the property must be in the name of the EPF member, their spouse, or jointly owned. Additionally, members typically need to have completed a minimum period of service, often five years, before they can apply for housing advances or withdrawals.

Permitted Uses of EPF for Housing

The EPFO permits withdrawals for several housing-related purposes:

  • Purchase of a Plot: Funds can be withdrawn to buy a plot of land for constructing a house.
  • Purchase or Construction of a House/Flat: Members can utilize their EPF accumulation to purchase a ready-built house or flat, or to fund the construction of a new home.
  • Repayment of Home Loan: A significant benefit is the ability to use EPF savings to repay an outstanding principal and interest on a home loan taken from a bank, housing finance company, or state government.
  • Additions or Alterations to a House: In some cases, funds may also be withdrawn for major additions or structural alterations to an existing house.

Withdrawal Limits and Conditions

The amount you can withdraw from your EPFO for housing is subject to specific limits:

  • For Purchase/Construction of House/Flat: The withdrawal amount is typically the lesser of 90% of the employee's and employer's share with interest, or the actual cost of the property.
  • For Repayment of Home Loan: Members can withdraw the lesser of 90% of their total EPF accumulation (employee + employer share + interest) or the outstanding principal amount of the home loan plus interest.

It's important to note that generally, only one housing withdrawal is permitted throughout an EPF member's lifetime. The application process is usually done online through the Unified Member Portal (UAN portal) and requires necessary documents like property agreements or loan sanction letters.
