A tenant in Bengaluru has ignited a significant debate regarding rental practices after revealing that his landlord allegedly withheld ₹80,396 from his ₹1 lakh security deposit, leaving him with a refund of just ₹19,604. The tenant asserts that the majority of these deductions were for renovation and maintenance work intended to benefit the next occupant, rather than addressing any damage caused during his tenancy.

The dispute came to light through a post on the popular r/bangalorerentals subreddit. The tenant shared screenshots of an itemised deduction sheet, questioning the legitimacy of the charges. The post quickly garnered hundreds of responses, with many users recounting similar experiences in Bengaluru's competitive rental market.

Allegations of Unjustified Charges

According to the Reddit post, the tenant had occupied a 2BHK apartment and maintained that he kept the property in good condition throughout his stay. However, upon vacating the flat, the landlord reportedly presented a detailed list of deductions totaling ₹80,396.

The charges itemised included expenses for a range of activities such as painting, floor polishing, general repairs, electrical work, carpentry, plumbing, and professional cleaning services. The tenant expressed profound frustration, stating that he felt he was effectively “paying to renovate the flat for the next tenant” instead of covering genuine damages.

Tenant's Frustration and Community Response

The tenant firmly maintained that there was no significant damage to the apartment that could possibly justify such a substantial deduction from his security deposit. He wrote, “I treated the house like my own home,” underscoring his belief that the deductions were unwarranted.

The post resonated strongly with other renters, many of whom commented that excessive security deposit deductions have become a pervasive issue in Bengaluru. Several Reddit users shared their own stories of landlords withholding large portions of deposits, often for questionable reasons. Some advised the tenant to involve law enforcement, arguing that police intervention could compel landlords to be more transparent and fair.

One user commented on the broader trend, stating, “Bangalore Landlords will never return you your advance amount at all or atleast without looting a lion share of it. The whole concept of the insane advance amount that has no proportionality with the rent is to loot big.” Another user highlighted the importance of a meticulously drafted rent agreement, suggesting that such disputes could be mitigated by documenting all conditions at the outset of the tenancy.
