Noida is set to establish a significant commercial and cultural landmark with the Noida Authority's plans for a grand ₹4,526 crore convention and habitat centre. Located in Sector 94, close to the Delhi-Noida border and the Okhla Bird Sanctuary, this ambitious project is envisioned as a new "Gateway to Noida."
A Comprehensive Mixed-Use Development
Spanning approximately 25 acres, the proposed development will be a mixed-use complex. It is designed to host a state-of-the-art convention and exhibition centre, alongside extensive retail areas, modern office spaces, hotels, serviced apartments, and residential facilities. The strategic location, positioned on the crucial route linking South Delhi to Noida via Kalindi Kunj, is expected to significantly enhance commercial activity in the region.
Project Scope and Facilities
- Convention Centre: Approximately 18,762 square meters dedicated to exhibitions and conferences.
- Habitat Centre & Hotel: Each will occupy around 29,507 square meters.
- Retail Spaces: Over 65,000 square meters planned for diverse retail outlets.
- Offices & Serviced Apartments: A substantial 1.10 lakh square meters for business and extended-stay accommodations.
- Residential Component: Nearly 1.75 lakh square meters, capped at 40% of the total built-up area.
The project also includes plans for extensive parking, accommodating approximately 7,180 cars.
Public-Private Partnership Model
The Noida Authority has issued a Request for Proposal (RFP), inviting private companies to participate in this venture under a Public-Private Partnership (PPP) model. A Special Purpose Vehicle (SPV) will be formed between the Authority and the selected private developer, who will be responsible for the entire lifecycle of the project, including its design, financing, construction, operation, and maintenance.
Development Timeline and Revenue Projections
Officials indicate that the convention centre portion of the project is targeted for completion within 30 months of the project award. The entire development is slated for full completion and commencement within seven years. The Noida Authority anticipates substantial long-term revenue generation from the project, with projections of around ₹6,890 crore after seven years, increasing to approximately ₹10,324 crore over 10 years, and reaching ₹17,292 crore over 15 years.
With its layout and building plans already approved, construction is poised to begin swiftly once a developer is finalized, promising a transformative impact on the daily commute and commercial landscape for residents and businesses connecting Delhi and Noida.
