The Yamuna Expressway Industrial Development Authority (YEIDA) is set to embark on a significant urban expansion project, planning to develop an entirely new city spanning approximately 8,000 hectares. This ambitious undertaking will be situated strategically between the proposed Noida International Airport and the Tappal–Bajna urban node, marking a substantial shift from YEIDA's previous industrial-centric development approach.
A Vision for a Complete Ecosystem
According to the Yamuna authority, the new city's blueprint has evolved from merely an industrial hub into a comprehensive 'complete ecosystem'. This expanded vision encompasses not only industrial development but also dedicated sectors for residential communities, educational institutions like schools, colleges, and a university, large-scale hospitals, hotels, and extensive retail spaces including malls and shopping complexes.
To bring this vision to fruition, YEIDA has initiated a tender process to select an expert agency responsible for preparing the techno-economic feasibility report and the overarching city master plan. Agencies have until August 5 to submit their bids, with technical bids scheduled for opening on August 7. The chosen consultant will be allotted six months to finalize the feasibility report, followed by an additional four months to complete the master plan. This accelerated schedule aims to fast-track development along the Yamuna Expressway corridor.

Revival of Stalled Sports City Projects
Alongside the new city announcement, YEIDA is also moving to revitalize stalled residential projects within Sector-150’s Sports City. The Noida Authority has granted approval for joint developers (JDs) to collaborate on SC-2 plots where projects have faced delays. This measure is designed to enable financially challenged builders to secure economic and technical partners, ensuring the completion of these developments and providing relief to homebuyers awaiting their properties.

Construction in Sports City had been suspended since 2021 due to protracted disputes. Momentum for revival gained traction following a Supreme Court order in December 2025. Recently, layout approval was granted for the 300-acre SC-2 plot, leading to multiple builders submitting applications for plan approvals. The SC-2 plot hosts 24 subleased builder projects, while SC-1, which contains 27 projects, has also seen layout work commence after a Supreme Court decision in May.
Officials anticipate that the master plan for the new city will be ready within ten months, with ground-level work commencing immediately upon final approval, signaling a rapid development push in the region.
