Gurugram Achieves Major Office Market Milestone
Gurugram, a prominent commercial hub in India, has officially surpassed 100 million square feet of completed office stock. This significant achievement, highlighted by CBRE Research, marks a new phase of growth characterized by both scale and enhanced quality in the city's commercial real estate landscape.
The city's office ecosystem now boasts approximately 59 million square feet of green-certified assets and nearly 35 million square feet of institutionally owned office stock. This shift underscores a clear market preference for premium, sustainable, and investment-grade developments, solidifying Gurugram's position as a leading destination for commercial real estate in India.
Evolution and Key Drivers of Growth
Once an industrial satellite town in the early 1980s, Gurugram has transformed into one of India's largest commercial and residential centers. It is now home to a substantial concentration of Fortune 500 companies, Global Capability Centres (GCCs), and IT/ITeS firms across key business districts like DLF Cyber City, Golf Course Road, MG Road, and Extended Golf Course Road.
Between 2021 and the first quarter of 2026, Gurugram added approximately 21 million square feet of new office supply. During the same period, nearly 40 million square feet of office space was leased, with international occupiers accounting for about 17 million square feet, demonstrating sustained demand from multinational corporations.
Emerging Trends Reshaping the Commercial Landscape
Several new trends are influencing Gurugram's commercial market:
- Campus-Style Projects: Large corporations, including American Express and InterGlobe Aviation, are increasingly developing expansive corporate campuses.
- Foreign University Campuses: Under the National Education Policy 2020, foreign universities are establishing campuses within Grade A technology parks, bolstering the city's innovation ecosystem.
- Development Management Agreement (DMA) Model: This model enables developers to create institutional-quality office projects without transferring land ownership. Notable examples like HQ 27 and Pioneer One have been delivered using this strategy.
Anshuman Magazine, Chairman & CEO, India, South-East Asia, Middle East & Africa, CBRE, commented on Haryana's growth, stating, "Haryana's economic story has moved beyond its traditional industrial base to a broader growth engine shaped by manufacturing, services, exports and deeper integration with the National Capital Region (NCR). With its Vision 2047 target of becoming a USD 1 trillion economy, the state is seeking to build on this base through sustainable growth, technology-led development, social inclusion, environmental resilience and stronger governance."
