As Gurugram continues to experience escalating property prices and limited land availability, real estate developers are shifting their focus to a new wave of cities across Haryana. Improved infrastructure, robust connectivity via expressways, and the development of industrial and educational corridors are transforming these areas into the state's next economic powerhouses, attracting significant investments.
Faridabad Leads Industrial and Residential Growth
Faridabad, recognized as Haryana's industrial capital and most populous city, is benefiting from strong connectivity through NH-19 and NH-48. The city is also poised for substantial gains from the upcoming Noida International Airport at Jewar and plans for a 190-acre aero and entertainment-led commercial district, according to CBRE Research. Developers have announced major investments, including Bhumika Realty's planned $73 million mixed-use project in 2025 and BPTP's $115 million luxury housing project in Sector 80 in 2026.
Sonipat and Panipat Emerge as Key Hubs
Sonipat is solidifying its position as an education and logistics hub, bolstered by the Delhi Peripheral Expressway and Western Peripheral Expressway. Institutions like Ashoka University and O.P. Jindal Global University enhance its appeal. Godrej Properties acquired 50 acres, Hero Realty launched a premium plotted project, and NeoLiv partnered with Royal Green Realty for a 20-acre housing development in Kundli.
Panipat, India's textile hub, is also witnessing robust developer activity. M3M India secured 333 acres for a township in 2022, DLF entered with a 10-acre plotted development, Godrej Properties acquired 43 acres for a residential project, and Trident Realty launched a 125-acre integrated township in 2026.
Sohna and Manesar Attract Premium Projects
Sohna, benefiting from the Delhi-Mumbai Expressway and its proximity to Gurugram, has become a preferred location for second homes and premium residential ventures. Signature Global expanded its footprint with a 33.47-acre land acquisition, and Central Park's Selene Tower reportedly sold 85% of its units at launch, indicating strong buyer demand.
Manesar, a long-standing industrial model township, leverages its connectivity via NH-48, the Western Peripheral Expressway, and the Dwarka Expressway. Signature Global is developing a 129-acre integrated township, while M3M India is investing approximately $770 million in a 150-acre township, with plans for expansion to 200 acres.
Bahadurgarh, Panchkula, and Kurukshetra Gain Momentum
Bahadurgarh is developing into an important industrial and residential destination, driven by the Urban Extension Road-II and NH-9. Royal Green Realty is constructing a 42-acre township, and RPS Group announced a 19.8-acre plotted project in Sector 29.
Panchkula, known for its tourism and education, has attracted Trident Realty, which committed $311 million towards a 200-acre township.
Meanwhile, Kurukshetra, historically significant, is also entering the organized real estate market, with Godrej Properties acquiring 62 acres for a plotted residential project.
