· · 2 min read

Manav Sardana, an entrepreneur associated with Imperial Auto, has purchased a luxurious 17,200 sq ft penthouse in DLF's 'The Dahlias' project in Gurugram for ₹271 crore. This deal is among India's most expensive residential transactions on a per-square-foot basis.

Entrepreneur Manav Sardana has reportedly acquired a lavish penthouse in DLF's upcoming super-luxury housing project, 'The Dahlias,' located in Gurugram. The high-value transaction, pegged at ₹271 crore, positions this deal among the country's costliest residential purchases on a per-square-foot basis, according to sources cited by news agency PTI.

A Landmark Residential Deal

The newly purchased penthouse boasts an expansive super area of 17,200 square feet, with a carpet area spanning 10,500 square feet. Based on the super area, the price translates to approximately ₹1.58 lakh per square foot. When calculated on the carpet area, the cost escalates to nearly ₹2.6 lakh per square foot, illustrating the premium nature of the property.

Manav Sardana has been associated with Imperial Auto, a significant supplier to original equipment manufacturers, indicating his background in the industrial sector.

The Dahlias: A Luxury Enclave by DLF

DLF launched 'The Dahlias' in October 2024. This exclusive 17-acre development, situated in DLF Phase 5, Gurugram, comprises 420 luxury apartments and penthouses. While apartment prices range from ₹100 crore to ₹170 crore, penthouses like Sardana's command an even higher premium. DLF anticipates generating over ₹40,000 crore in revenue from this project and has already sold more than 65% of its units.

The demand for high-end luxury homes has witnessed a significant surge across India's top seven cities since the COVID-19 pandemic. Gurugram and Mumbai, in particular, have emerged as hotspots for such substantial apartment and penthouse deals.

DLF's Market Performance

This ₹271 crore deal comes amid a period of mixed financial results for DLF. The company reported a sharp 94% decline in sales bookings for the first quarter of the 2026-27 fiscal year, reaching ₹657 crore, partly due to no new project launches during that period.

For the full financial year 2025-26, DLF's sales bookings decreased by 5% to ₹20,143 crore, down from a record ₹21,223 crore in the preceding year. Despite the weak June quarter, DLF remains confident in achieving its sales bookings target of ₹20,000 crore for the 2026-27 fiscal year.

The company's consolidated net profit saw a 4% increase to ₹793.90 crore for the quarter ending June. However, its total income experienced a notable drop, falling to ₹1,605.56 crore from ₹2,980.88 crore in the same quarter a year earlier. DLF has a vast portfolio, having developed over 185 real estate projects spanning more than 352 million square feet.
