Dwarka Expressway Property Prices Double in 7 Years Amid Infrastructure Boom

Residential property prices along the Dwarka Expressway have nearly doubled over the past seven to eight years. Significant infrastructure upgrades, including improved Delhi-Gurugram connectivity, fueled this rapid appreciation.

The Dwarka Expressway corridor has emerged as one of the National Capital Region's (NCR) most robust real estate markets, with residential property prices appreciating by approximately 95-105% over the past seven to eight years. This remarkable growth is primarily attributed to extensive infrastructure development and enhanced connectivity, transforming the area into a sought-after destination for both homebuyers and investors.

Rapid Appreciation Driven by Infrastructure

An industry assessment, citing an Anarock report, indicates that average property prices along the Dwarka Expressway surged from around ₹5,359 per square foot in 2019 to over ₹9,600 per square foot in the first half of 2024. This represents a substantial 79% appreciation in just five years, positioning the corridor among NCR’s top-performing micro-markets.

The operationalization of the Dwarka Expressway itself has been a primary catalyst, significantly improving travel times and connectivity between Delhi and Gurugram. The corridor's strategic location also offers better access to Indira Gandhi International (IGI) Airport, key business districts, and rapidly expanding social infrastructure.

  • Proximity to IGI Airport: Approximately 12 km away.
  • Commercial Hubs: Close to Aerocity (around 10 km) and emerging commercial zones.

Early Investors Reap Substantial Rewards

The extent of wealth creation along the Dwarka Expressway is evident in individual project performances. For instance, Hero Homes in Sector 104, Gurugram, launched in November 2018 at a base selling price of about ₹5,000 per sq. ft., now commands prices around ₹16,500 per sq. ft. This represents an appreciation of over 230% since its launch.

Rohit Kishore, CEO of Hero Realty, commented, “The corridor has swiftly positioned itself as one of the most dynamic and promising micro-markets in the NCR. Strategically situated between Delhi and Gurugram, it provides better connectivity, strong infrastructure, and well-planned urban development, making it a transformative opportunity for both end-users and investors.”

Developers are actively expanding their footprint, introducing premium and luxury residential projects to meet the robust demand. Growing employment opportunities in Gurugram, increasing commercial activity, and improved social infrastructure have further bolstered buyer confidence.

Ashish Jerath, President - Sales & Marketing at Smartworld Developers, highlighted that this appreciation reflects the “structural transformation” of the corridor post-expressway completion. He noted that Smartworld One DXP, for example, has seen nearly two-fold appreciation since its launch, benefiting from its proximity to the Worldmark retail, hospitality, and corporate hub.

With numerous residential, commercial, and mixed-use projects underway, the Dwarka Expressway corridor is poised for continued growth. Industry experts anticipate it will remain a crucial NCR real estate market, offering significant long-term investment potential and appeal for end-users as its infrastructure matures and supply shifts towards premium housing.
