Residential property prices across Delhi-NCR recorded a significant 12% year-on-year increase in the July-September quarter of 2026, according to data released by real estate consultancy ANAROCK. This surge positioned Delhi-NCR with the sharpest annual price appreciation among India's top seven housing markets.
The average residential property price in the National Capital Region climbed to ₹9,980 per square foot in Q3 2026, a notable rise from ₹8,900 per square foot observed during the same period last year. This represents an increase of ₹1,080 per square foot over the year.
Factors Driving Price Hikes
Several key factors have contributed to this sharp escalation in Delhi-NCR prices. Analysts attribute the rise primarily to increasing land and construction costs. Furthermore, developers are increasingly shifting their focus towards premium, luxury, and ultra-luxury housing segments, which naturally command higher price points.
Santhosh Kumar, Vice Chairman of ANAROCK, highlighted that residential prices have seen a substantial uptick across major Indian cities since the COVID-19 pandemic. This trend is largely influenced by elevated input costs, including both land acquisition and construction materials. Specifically in Delhi-NCR, Kumar pointed to the rising land rates in key growth corridors such as Noida, Greater Noida, and Gurugram, often reflected in development authority auctions.
Sales Remain Subdued Despite Price Growth
Despite the robust price appreciation, housing sales in the Delhi-NCR market remained relatively subdued during the quarter. ANAROCK data indicates that 13,765 housing units were sold in the region during July-September 2026. This figure is marginally lower than the 13,920 units sold in the corresponding period last year, marking a modest 1% annual decline in sales volume.
The supply mix in the region has also seen a notable shift. More than 34% of the new housing supply introduced in NCR during Q3 2026 was priced above ₹2.5 crore, underscoring the growing emphasis on the luxury housing segment by developers.
Outlook for Delhi-NCR Real Estate
Industry executives note that even with the rising prices, demand continues to be supported by ongoing improvements in infrastructure, enhanced connectivity, and increasing employment opportunities, particularly within the premium and luxury housing categories. The Q3 data collectively illustrates that Delhi-NCR's housing market is experiencing significant price growth, largely influenced by higher development costs and a burgeoning luxury segment, even as sales volumes maintain relative stability.
