The Delhi Development Authority (DDA) has announced the 'Karmjivi Housing Scheme 2026,' making 1,224 ready-to-occupy apartments available in Narela, Delhi, with a significant 25% price cut. This initiative aims to provide affordable housing solutions for a wide range of individuals, including government employees, pensioners, and various private sector professionals.
Online registrations for the scheme commenced on July 24, 2026, via the official DDA housing portal. The first-come, first-served booking process is scheduled to begin on August 15, 2026, at 12:00 PM, and will continue until October 30, 2026, or until all units are sold.
Eligibility and Inventory Details
The Karmjivi Housing Scheme caters to a broad demographic. Eligible applicants include central and state government staff, pensioners, Public Sector Undertaking (PSU) employees, and personnel from healthcare and university sectors. Additionally, self-employed and private sector professionals such as doctors, lawyers, chartered accountants, engineers, architects, teachers, and scientists are also encouraged to apply, provided they upload valid professional proof during registration.
The scheme offers a diverse inventory across three main apartment categories, located in Narela’s Pocket-11 (Sectors A1–A4):
- 1BHK: 384 units, priced between ₹33.40 lakh and ₹33.66 lakh.
- 2BHK: 432 units, priced between ₹75.55 lakh and ₹83.58 lakh.
- 3BHK: 408 units, priced between ₹1.06 crore and ₹1.19 crore.
Final prices will vary based on the specific carpet area of each unit.
Booking Process and Payment Terms
New applicants are required to pay a non-refundable registration fee of ₹2,500, while existing users of the DDA portal are exempt. To secure a chosen flat, buyers must submit an initial booking fee:
- 1BHK: ₹50,000
- 2BHK: ₹4 lakh
- 3BHK: ₹10 lakh
Once a flat is selected online, buyers have a 15-minute window to finalize the booking payment. This amount will be adjusted against the total cost of the apartment. The remaining balance must be paid within 60 days. A 30-day extension is available, but it incurs a 10% annual interest penalty. Failure to meet this extended deadline will result in the forfeiture of the booking amount and cancellation of the allotment.
Special provisions are in place for Persons with Disabilities (PwBD), who qualify for an additional discount of up to 5% (capped at ₹1 lakh) and can opt for a convenient 15-year installment plan. All properties under the scheme are strictly designated for residential use, with ownership transferring upon the completion of conveyance formalities. Standard maintenance fees and resident welfare association memberships will apply.
