Cube Highways Trust InvIT IPO Opens Today: Should Investors Subscribe?

The Cube Highways Trust InvIT IPO launched on July 22, 2026, offering units at Rs 151-152 to raise Rs 5,000 crore. Analysts recommend subscribing, citing a strong road asset portfolio and long-term growth prospects.

The initial public offering (IPO) for Cube Highways Trust, an Infrastructure Investment Trust (InvIT), opened for subscription on Wednesday, July 22, 2026. The issue is priced in a band of Rs 151-152 per unit, with a minimum application lot size of 95 units. The offering aims to raise Rs 5,000 crore and will close on Friday, July 24, 2026.

Cube Highways Trust, sponsored by Cube Highways and Infrastructure V, was established in March 2022 to acquire, own, operate, and manage road and other infrastructure assets across India. This Rs 5,000 crore primary offering is entirely an Offer-for-Sale (OFS) of up to 32,89,47,368 units by existing shareholders BCI IRR India Holdings and Cube Highway & Infrastructure. Consequently, the InvIT itself will not receive any proceeds from the issue.

Anchor Investor Participation and Analyst Outlook

Ahead of the public issue, Cube Highways Trust InvIT successfully raised Rs 1,687.5 crore from anchor investors. These investors, including prominent names like Bajaj Life Insurance, PNB Metlife, Morgan Stanley, and Kotak Mahindra Bank, were allocated 11,10,19,565 units at Rs 152 apiece.

Analysts have largely expressed a constructive view on the Cube Highways Trust InvIT, with several recommending a 'subscribe' rating. Firms such as Sushil Finance, Marwadi Financial Services, BP Equities, and SMIFS highlight the InvIT's diversified portfolio of operational road assets, robust sponsor support, and a clear acquisition pipeline as key strengths. They believe the InvIT is well-positioned to capitalize on India's expanding road infrastructure sector, offering investors stable long-term cash distributions alongside moderate capital appreciation potential.

SMIFS noted, "Cube offers a rare combination of scale, geographic diversification, a de-risked acquisition-led growth pipeline, an investment-grade capital structure and a consistent, growing distribution record — a combination that, in our assessment, is not matched in full by any single listed Road InvIT peer."

Portfolio and Financial Performance

As of March 31, 2026, Cube Highways Trust boasts a diversified portfolio of 27 road assets, encompassing 8,754 lane kilometers across 12 states and one union territory. These assets include both toll and annuity-based projects, generating stable cash flows through long-term concession agreements, making it one of India's leading highway infrastructure InvITs.

Financially, the InvIT has demonstrated strong performance. For the financial year ending March 31, 2026, Cube Highways Trust reported a net profit of Rs 1,422.89 crore on a total income of Rs 2,922.09 crore. In the preceding year (FY 2024-25), it recorded a net profit of Rs 999.57 crore with a total income of Rs 2,106.32 crore. The InvIT currently commands a market capitalization exceeding Rs 20,400 crore.

Issue Details and Allocation

The issue reserves 75% of the units for Qualified Institutional Bidders (QIBs), while non-institutional and retail investors will be allocated 25% of the units. Market experts have pointed to the InvIT's robust credit profile, investment-grade capital structure, and consistent distribution track record as factors strengthening its long-term investment appeal. At the time of opening, the InvIT was not commanding any grey market premium (GMP).

The book-running lead managers for the Cube Highways Trust InvIT issue are Kotak Mahindra Capital Company, HDFC Bank Ltd, HSBC Securities and Capital Markets (India), and JM Financial Ltd. Kfin Technologies Ltd is serving as the registrar for the issue, with Axis Trustee Services acting as the trustee. The units are slated for listing on both the BSE and NSE exchanges.
