Adani Realty Unveils New Luxury Residential Projects in Mumbai's Goregaon and Bandra

Adani Realty is set to launch new premium and ultra-luxury residential developments in Mumbai's Goregaon (West) and Bandra. These projects include a large cluster redevelopment and an exclusive invitation-only offering for high-net-worth individuals.

Adani Realty, operating under Adani Properties, is reportedly preparing to launch several premium and ultra-luxury residential projects in Mumbai this year. The city has emerged as a crucial market for the developer, with significant plans for high-end housing developments across key areas.

Goregaon (West) Redevelopment Project

One of the flagship projects is a cluster redevelopment in Goregaon (West), spanning the first 5-6 acres of a larger site. This development is expected to feature approximately 1,300 to 1,400 homes, primarily comprising two- and three-bedroom apartments. Market sources indicate that these units will be priced in the range of ₹34,000 to ₹35,000 per square foot.

This initiative follows Adani Properties' successful bid last year for the ₹36,000-crore Motilal Nagar redevelopment project in Goregaon (West). Awarded by the Maharashtra Housing and Area Development Authority (Mhada), this 142-acre undertaking will involve constructing both market-rate apartments and housing for existing residents as part of a rehabilitation component. Construction for the rehabilitation phase is slated to commence this year, marking it as the group's second-largest redevelopment after the Dharavi slum redevelopment.

Ultra-Luxury Offering in Bandra Reclamation

Concurrently, Adani Realty is advancing plans for an exclusive ultra-luxury project situated at Bandra Reclamation. This high-profile development will be offered on an invitation-only basis, targeting a discerning clientele. The initial phase will cover five acres and include around 140 residences, each approximately 5,000 square feet. These opulent homes are anticipated to be priced at an estimated ₹1.2 lakh per square foot.

The Bandra project will also feature customizable penthouses, ranging in size from 10,000 to 20,000 square feet, complemented by a branded club facility. Both the Goregaon and Bandra projects are currently in their final stages of approval, with some preliminary site-level work already underway. There has been considerable interest in the Bandra development, particularly from domestic high-net-worth individuals.

An Adani Realty spokesperson confirmed to a news site that construction for the rehabilitation component at Motilal Nagar will start this year, underscoring the company's commitment to its Mumbai real estate portfolio.

Beyond these immediate launches, Adani has strategically acquired a substantial land bank across Mumbai and Navi Mumbai, which it intends to develop incrementally. The company's valuation in real estate saw a significant increase, adding ₹38,000 crore to reach ₹90,400 crore, according to the 2026 Grohe-Hurun India Real Estate 150 report.
